Invest with Frida

Invest with an investor’s eye.

I grew up watching my parents buy, rent and manage properties for more than thirty years. We start with the numbers.

What I look at

  1. 01

    Rent demand

Who rents here, and why: employers, hospitals, the base, universities.

  2. 02

    True monthly costs

Taxes, insurance, HOA, repairs and a realistic vacancy.

  3. 03

    Cash flow

What’s left each month after every cost, not before.

  4. 04

    Condition

What the inspection will find, and what it will cost in five years.

  5. 05

    Ways out

Resale, refinance or hold: how the plan ends matters from day one.

Property types in Omaha

Single-family rentals
The most common start, with the widest pool of tenants.
Duplexes to fourplexes
More doors under one roof, with financing that can still be residential.
Condos
Lower maintenance, but check the HOA’s rental rules first.
Homes with a lower-level suite
A second kitchen and a separate entrance open more options.

The team around you

Property managers, lenders, inspectors and contractors I trust. You meet them, you decide.
